Material Information remains a hot topic in our industry, and for many agents, the thought of keeping up with it can feel overwhelming. The good news is that we’re here to help. Having recently won the award for Upfront and Material Information at the Kerfuffle Trusted by Agents Supplier Awards 2025, we’re supporting our customers with the tools to support their compliance strategies.
The Digital Markets, Communications and Consumers Act has been in effect since 6th April 2025 and the latest legislation defines activities such as a property listing or advert as an ‘invitation to purchase’.
All activities deemed to be an ‘invitation to purchase’ must clearly provide a link to the Material Information for that property to give consumers the opportunity to review the information and decide before they engage with you if the property that you’re selling or letting is potentially suitable for their needs.
If Material Information in activities deemed an ‘invitation to purchase’ aren’t shared or are made difficult to find, this could be considered a breach of legislation. Activities that could be considered as an ‘invitation to purchase’ include portal listings, printed brochures, print and digital adverts, window displays, postal direct mail campaigns, new take-on emails to applicants, social media posts and video tours.
Each of these 'invitations to purchase' would need to include a clear link to the Material Information for online and digital materials, or a QR code that goes straight to the Material Information on print materials.
While this may seem like a hassle, it doesn’t have to be. With up to 300+ data points on over 30 million UK residential properties, we’ve got a fuss-free solution that generates sharable Material Information reports that you can use as part of your Material Information compliance framework.
What’s more is, rather than being a compliance headache and a ‘sales prevention exercise’, what if we told you that Material Information could actually be a huge competitive advantage that could help you sell more homes, faster?
